This policy sets out how you may use Abodiea: the Abodiea tenant app, the Abodiea Landlord app and this website. It sits alongside our terms of service, and by using Abodiea you agree to both.
Who we are
Abodiea is a rent collection and property management platform owned and operated by Hibiscus Consult Ltd. We help landlords collect rent in small weekly or monthly instalments, held in escrow with our licensed partner banks, Wema Bank and Stanbic IBTC Bank.
Abodiea is not a bank, and we do not offer wallet services.
What you must not do
You agree not to:
- add a property to Abodiea that you do not own or do not have the legal authority to let;
- upload false documents, fake identification or forged title documents;
- use Abodiea for money laundering, fraud or any unlawful transaction;
- use Abodiea as a wallet, a place to keep money, or a money transfer service. Transfers between users are strictly prohibited.
- harass, threaten or discriminate against any landlord, tenant or member of our staff;
- bypass Paystack or our escrow arrangement to collect rent off the platform, in order to avoid fees, after a landlord and tenant have been connected through Abodiea.
If you are a landlord
- All the information you give us must be true and accurate.
- The property must be habitable, and it must be as you have described it.
- You must have the legal right to let it, and you must give the tenant access once their payment has been confirmed.
- You must sign the tenancy agreement and honour it.
If you are a tenant
- All the information you give us for identity verification must be true.
- You must pay rent as agreed, and respect the property.
- You must give proper notice before you leave, as your tenancy agreement and tenancy law require.
- You must not sublet without the landlord's consent.
What happens if you break it
If you break this policy, we may do any of the following:
- suspend your account;
- remove a property from Abodiea;
- hold back a disbursement from escrow while we investigate;
- where we believe there has been fraud, report it to law enforcement.
